Steven Grizoffi: Were you planning on selling your home this summer, but at this point, just assuming that the coronavirus has halted real estate sales altogether? Let’s take a real look at what your options are right here in Placer County, (including from Rocklin to Loomis to Auburn) when it comes to putting your home on the market. Steve Grizoffi here, and let me tell you what Realty by Design is doing to make sure we cut through the clutter and make it possible for you to continue with your real estate goals.
First is how we handle the logistics to get your home on the market. We’ll connect virtually with you, whenever possible, through Zoom or FaceTime, and this allows us to review any of the documents that we need to, even go through the listing agreement. For instance, line-by-line, hope to answer any questions that you have. Of course, the documents themselves will be signed electronically, so no worries whatsoever there.
When it comes to marketing your home, to make sure you get top dollar, we utilize virtual video tours. We can even do a virtual open house where we allow the buyer to remote in via Zoom as we do a live tour in your home with them. Our online marketing centers around connecting with potential buyers on social media, such as FaceTime and YouTube. And right now, as you know, the Shelter-in-Place policy has really pushed people back home, and there’s a lot of people sitting in their living rooms right now on social media, more than ever before, and this becomes a very effective tool.
Now, to help alleviate the buyer’s fear during these times, so we bring you a buyer, we work very tightly with the purchase contract, as well as the coronavirus forms that have just come out over the past several weeks from CAR, California Association of Realtors. These forms, when done right, can really, really reduce the buyer’s hesitance when it comes to making an offer.
Now, once the buyer has met all of our requirements and they want to actually see the home and do an onsite tour, we’ll limit that to one or two buyers plus the agent, and of course, the personal protection equipment will be required as well. Safety precautions will continue with all of the essential service partners that we have, such as the inspectors, the escrow officers, the appraiser, and so forth to make sure you’re as safe as possible.
